What's the difference between list price and sold price?

List price is the asking price — the opening number. Sold price is what a buyer paid. In hot markets homes sell above list; in slower markets, below. But pricing strategy matters most: price too high and buyers scroll past; price strategically and you can spark competition that drives the sold price up.
